How is this calculated?

Reverse annuity: sustainable monthly payment (max 40 % of net income) → maximum loan amount.

Tragbare Rate = Einkommen × 40 % − Bestehende Schulden
Max Kredit = ReverseAnnuity(Rate, Zins, Laufzeit)
Max Projekt = Max Kredit + Eigenkapital
Max Kaufpreis ≈ Max Projekt ÷ 1,10 (10 % Nebenkosten)

KIM-V (the Austrian regulator's mortgage rule) expired on 2025-06-30, but Austrian banks still apply the same thresholds internally as a risk gate: 20 % equity · 40 % DSTI · 35 years max term.
