Statutory rates set by Austrian law — fixed in GrEStG, GGG, MaklerG.

  • Grunderwerbsteuer 3,5 % — GrEStG §7 Abs.1
  • Grundbucheintragung 1,1 % — GGG TP 9 lit. b
  • Pfandrechtseintragung 1,2 % auf Kreditsumme — GGG TP 9 lit. c
  • Notar 1–3 % — Schätzung, vertraglich frei
  • Maklerprovision max. 3 % + 20 % USt — Immobilienmakler-Verordnung §10

Wohnraumschaffung exemption 2024–2026: For primary residence purchases between 2024-07-01 and 2026-06-30, the land registry fee (1.1 %) and pledge fee (1.2 %) are waived up to a tax base of €500,000 each. The transfer tax (3.5 %) is not exempted.

Notary fee is an estimate (1–3 %); broker commission applies only if a broker is engaged (since 2023, mostly the seller pays — Bestellerprinzip).
